This summer the Seller’s Disclosure Notice TXR1406, a required form for most single-family home sellers, received some big updates. I want to highlight one major update and how it will affect you when you go to sell your home. The updated Texas Realtors Seller’s Disclosure Notice form asks sellers, that are not exempt, of single-family homes to provide a written disclosure detailing the known condition of the property including any written inspections or assessments received in the past four years. A Neutral Economics Study on Pocket Listings

Robert Reffkin, Chairman & CEO of Compass, Inc., recently shared this link and says, "It's the first neutral economics study (not backed by an MLS, a portal or a brokerage) on the impact of private listings on sale price. The paper is called 'Pocket Sales in the Housing Market: Selection, Outcomes, and Policy' by Darren Hayunga, a finance professor at the University of Georgia." Reffkin says "Ultimately, we conclude that the pocket sale is not a failure of market design, but a highly efficient market response to the rigidity of the standard MLS signaling mechanism."
